Mae’r Llywodraeth yn rhoi benthyg hyd at 20% o gost eich cartref newydd, felly bydd angen morgais o 75% arnoch i wneud yn iawn am weddill y pris prynu. Y Cymorth i Brynu: Mae’r Benthyciad Ecwiti yn ddi-log am 5 mlynedd a gellir ei ad-dalu ar unrhyw adeg neu ar ôl gwerthu’r cartref. Mae’r benthyciad ecwiti o 20 y cant yn ddi-log am 5 mlynedd ac ym mlwyddyn 6 codir ffi o 1.75 y cant o’r benthyciad, a delir yn fisol drwy ddebyd uniongyrchol. Mae’r ffi yn cynyddu’n flynyddol yn unol â’r Mynegai Prisiau Manwerthu (RPI) + 1 y cant. Gellir ad-dalu’r benthyciad ar unrhyw adeg ar swm sy’n hafal i 20 y cant o werth y farchnad, p’un a yw gwerth yr eiddo wedi cynyddu neu ostwng.
Caniateir ad-daliadau rhannol ar isafswm o 10 y cant o werth y farchnad ar adeg yr ad-daliad. Rhaid ad-dalu’r benthyciad wrth werthu’r eiddo neu ar ôl 25 mlynedd, pa un bynnag a ddaw gyntaf.

Mae’r Llywodraeth wedi cyhoeddi cynllun Cymorth i Brynu newydd i redeg o 1 Ebrill 2021 tan 31 Mawrth 2023. Mae wedi’i gyfyngu i brynwyr tro cyntaf ac mae’n cynnwys capiau prisiau eiddo rhanbarthol i sicrhau bod y cynllun yn cyrraedd pobl sydd ei angen fwyaf. Fel gyda’r cynllun presennol, o dan y cynllun newydd, bydd y llywodraeth yn rhoi benthyg hyd at 20% o gost cartref newydd i brynwyr.
Gellir adfeddiannu eich cartref CHI os na fyddwch yn talu’r ad-daliadau ar eich morgais Gall ffi benodol fod yn daladwy ar ôl cwblhau’r morgais pan fyddwch yn prynu drwy’r Cymorth i Brynu: Cynllun Benthyciad Ecwiti.

*Allen & Harris fees are paid up to 1% to a maximum amount of £5,000, all fees are subject to vat at the prevailing rate. Fees are based the contracted price of your home and will be paid separately or deducted from your completion statement on the purchase on your Cardiff Living/Wates Home. Standard £500 reservation fee applied on your chosen Cardiff Living Home and is subject to their Terms and Conditions which can be requested up application. This offer is available on Cardiff Living Home outright sale scheme and not First Homes Cardiff. It is can also not be used in conjunction with other offers and is subject to availability and on selected plots only. Wates reserve the right to withdraw the scheme at any time. Cardiff Living will continue to market your chosen plot and has the right to sell this plot to any prospective purchaser who is in a position to proceed prior to you agreeing a sale on your property.
